Eaton Golf Club – Full Plant Room Upgrade by Gasway
Gasway has successfully delivered a complete commercial plant room upgrade for Eaton Golf Club, with the project reaching completion on 5 October 2025. Why the Plant Room Upgrade Was Needed
During a scheduled service visit, the existing plant system was assessed as “At Risk” due to inadequate ventilation and outdated equipment. To safeguard the client’s operations and ensure compliance with current commercial heating standards, a full system replacement was recommended.
A review of the site’s asbestos register revealed that the plant room walls and ceiling were lined with asbestos insulation board (AIB). This immediately required a controlled, safety-led approach from our Projects and Health & Safety teams.
When our engineers attended site to begin the boiler replacement, they found that the AIB had been disturbed and damaged, increasing the risk of airborne fibres. Gasway immediately halted all work and coordinated the attendance of an accredited asbestos contractor to carry out a full environmental clean-up and air testing.
Further risk assessment highlighted another concern: the existing boiler was open flued, drawing combustion air directly from the plant room. This introduced the possibility that asbestos fibres could have been drawn into the boiler and flue, requiring specialist removal procedures.
A Coordinated, Safety-First Approach
To ensure safe continuity of works, Gasway organised a joint visit with the asbestos contractor. Our engineers:

Prepared the plant room so the asbestos contractor could safely remove the old boiler and associated equipment
After removal, the client appointed their own contractor to complete the fireboarding of the boiler room, ensuring the space met the necessary safety and building control standards required for installation of new equipment.
